3. Design vetting phase - obtaining design professional bids
4. Design and permitting phase - coordinating with design professionals for permit approval
5. Contractor vetting phase - obtaining contractor bids
6. Construction Initial-50% phase - preparing for construction and reaching the milestone
7. Construction Final-50% phase - working towards final inspection and reviewing the results
Remote Project Advisory (for all California area)
Hiring a professional construction project manager can be costly, typically suited for projects with hard costs exceeding two million dollars. Our Remote Project Advisory service offers a more affordable alternative for homeowners and investors to engage us as project advisors, guiding them step by step in planning and strategizing their home renovation vision. Leo, the company founder, leverages his knowledge in Architecture, Construction, and Real Estate to remotely assist clients in communicating with construction professionals (identifying key vendors, vetting, obtaining bids), budget planning, setting realistic timelines, and resolving difficulties along the way. Through this experience, homeowners and investors gain valuable knowledge and confidence to take on future projects independently.
Dedicated online meetings and phone support from Leo are available, with optional on-site visits for LA & Orange County projects. Service fees are reasonably charged on a phase payment schedule.
Full-Service Project Management (for LA & Orange County)
For clients who find construction projects overwhelming and time-consuming, hiring Leo as your Full-Service Project Manager is an excellent choice. He will handle all processes and provide regular updates and reports as needed. After understanding the client's goals and budget, Leo conducts a feasibility study to validate the project. Once the project scope is defined, he acts as the client's representative in obtaining bids from design professionals, contractors, and vendors. The client has the final say in selecting key players. Leo oversees the planning and delivery of construction projects, ensuring that all work is completed on time and within budget. He liaises with clients and construction professionals to coordinate schedules and direct activities.
Leo is present on-site to address any necessary matters, ensuring a smooth project delivery. Due to the level of dedication and time involved, availability for this service may be limited. Service fees for Full-Service Project Management are higher than the Remote Project Advisory, with payments scheduled in phases.
